I get this question almost daily: "Kelly, when should I get my gutters cleaned?" And the honest answer is — it depends on your property. But there's a sweet spot that works for most Perth homes, and if you miss it, you're paying more and getting less.
Perth's Mediterranean climate throws a curveball at your gutters that most people don't think about. Let me walk you through it.
Perth's Rainfall Pattern and Why It Matters
Perth cops about 780mm of rain per year. That sounds moderate until you realise over 80% of it falls between May and September. We're talking five months of solid rain after seven months of barely a drop.
So what happens? All summer long, leaves, bark, Marri blossoms, and dust sit baking in your gutters. Bone dry, compacted, going nowhere. Then April rolls around, the first decent rain hits, and all that debris turns into a thick sludge that blocks everything.
The water backs up, overflows, and suddenly you've got water pouring down your walls, pooling around your foundations, and staining your render. I've seen it a hundred times.
The Best Time: March to April (Autumn)
This is the golden window. Late March through April, just before winter sets in. Your gutters have copped the full summer's worth of debris, deciduous trees are dropping their last leaves, and you've still got dry weather to get the job done properly.
Book your gutter clean in this window and your gutters will be clear and flowing for the entire wet season. That single clean prevents 80% of the gutter-related problems I see on Perth homes.
Why Autumn Works So Well
- All summer debris is in place — you're getting rid of everything in one hit
- Dry conditions mean easier, faster cleaning (and lower cost)
- Your gutters are prepped and ready before the heaviest rainfall months
- Booking is easier — everyone waits until winter, so autumn slots fill slower
Second Best: October to November (Pre-Summer)
If you're only getting one clean per year, autumn is your pick. But for properties in the Perth Hills or anywhere with heavy tree coverage, I reckon twice a year is the go. The second clean should be October or November.
This clears out everything winter dumped in there — wet leaf mush, sediment from storms, and any moss that's started growing. It also gets your gutters sorted before bushfire season, which is critical if you're in a BAL-rated area around Kalamunda, Mundaring, or Roleystone. Read our full guide on bushfire season and your guttersif you're in the Hills.
The Worst Time to Call: June to August
Every winter I get calls from people standing in their lounge room watching water pour down the inside of their wall. By then, it's an emergency job.
Working on roofs in the rain is slower, more dangerous, and costs more. The debris is waterlogged and heavy. Access is harder. And every gutter cleaner in Perth is flat out, so you might be waiting days for someone to come out.
If you can avoid it, don't wait until winter. A March clean costs less and does more than a panicked June call-out.
Month-by-Month Seasonal Guide for Perth Gutters
January - February
Gutters are dry and full of baked-on debris. Not urgent yet, but it's building up. Eucalyptus bark is shedding. Good time to inspect if you haven't looked in a while.
March - April (Best Time)
Book your main annual clean now. Deciduous trees are dropping leaves, Marri blossom caps have fallen, and you want everything cleared before the first proper rain. This is when I'm busiest for good reason.
May - June
The rains have started. If your gutters aren't clean by now, you're running on borrowed time. Still possible to book but weather windows are getting tight.
July - August
Peak rainfall months. Perth averages 170mm in June and 145mm in July. If your gutters block now, you'll know about it fast. Emergency jobs are common and pricey.
September - October
Rain eases off. Spring growth kicks in. Wattle and Jacaranda start blooming — those sticky flowers end up everywhere. Good time for a second clean if you're doing two per year.
November - December
Pre-summer clean for Hills properties. Bushfire season starts November. Clear your gutters of any dry debris that could catch an ember. Also worth checking your gutter guardsare intact if you've got them.
Perth Trees and Their Drop Cycles
The trees on and around your property dictate how often you need a clean. We've written a full breakdown of Perth trees that destroy your gutterswith suburb-by-suburb recommendations. Here's what I see across Perth:
- Marri (Corymbia calophylla): Blossoms October to February. Honky nuts and blossom caps drop for months after. Common through the Hills and inner suburbs.
- Jacaranda: Massive leaf drop in autumn, sticky purple flowers in late spring. Suburbs like Applecross, Subiaco, and South Perth are full of them.
- Eucalyptus (all species):Bark strips and leaves year-round. Never stops shedding. If you've got a big gum tree over your roof, quarterly cleans aren't overkill.
- Liquidambars and Plane Trees: Council-planted street trees with huge autumn leaf drops. Common in older suburbs like Mt Lawley, Nedlands, and Claremont.
- Norfolk Island Pines: Pine needles mat together and block downpipes. Common in coastal suburbs like Cottesloe and Scarborough.
How Often Should You Clean Your Gutters in Perth?
- Standard suburban block (minimal trees): Once per year (March-April)
- Leafy suburb or mature garden: Twice per year (March-April + October-November)
- Heavy tree coverage or Hills property: Three to four times per year (quarterly)
- Rental/investment property: Minimum once per year — your obligation as a landlord under WA law (see our guide on rental property gutter cleaning responsibilities in WA)
Don't Wait for the Rain
The single biggest mistake Perth homeowners make is waiting until something goes wrong. A blocked gutter in June can mean water damage that costs thousands to repair. A clean in March costs a fraction of that and takes about an hour for most homes.
